It’s another week for this new adventure for me, podcasting.

This is not just a way for me to connect with more like minded people but also to challenge myself and have the courage to put myself out there even when I am scared half of the time.

It’s a way for me to improve my verbal communication skills, yep! I said it, full confession showing my vulnerable side of insecurity. I’m working and practicing some English sounds almost daily, so you get a better experience listening to me.

Why do I do all of this? Why bother?

Because I really believe this is the way we live life fully by always challenging ourselves and becoming the best version of ourselves.

This is the way we evolve as humans, and because I also believe that each and any one of us has a purpose on this mother Earth, and we are the only ones in charge to see it through.

In today’ s episode we’re talking about taking an inventory of your business and we’ll be looking back in order to move forward, and I can't wait to tell you about it.

 Hello my dearest midlifepreneurs or who are about to be. I’ve been thinking a lot about you lately, especially since I started this Podcast. Because I wanted it to be a place where you’ll get everything you need to help you grow, market, monetize, streamline & scale your online business.

And what has helped me the best in every single project or business was to start with a clean canvas, and build it from there. 

So I thought the most important thing to do before we start talking about online marketing specifics is to get clarity on where you are and where you want to be with all tangibles and intangibles included in the picture you’re painting, because  believe me or not, it all starts with your # 1 asset in your business… 

What do you think it is?

It’s YOU!

Everything including your business starts with you and from within you, and that’s why I always want to trump the importance of aligning your business w/ you.

We often jump to the how and to doing things, instead of looking at what really drives those things first and then go and do them.

I also hope that the purpose of you having a business is not just and only about the money, Money is great, don’t get me wrong. We are all here to make money and to stay in business we need to be profitable, but if this is the only reason you’re doing what you’re doing, I promise you that at one point it will burn you out, you’ll be unhappy, unfulfilled, and you’ll hate showing up for this business of yours, and at one point you might even decide to quit.

I really hope that you have created or you are about to create this business of yours because you have a dream, and you can see how this dream could be actually monetized and become a way to support you and your loved ones, and actually become a real business, that not only support you but also helps a lot of people with their problems, and allows you to make tons of money in exchange for your value and services, and it could be scaled in a way that allows you to make some passive income, so you have even more time for yourself to create more impact and find more freedom in your life.

At least this was my what and my why behind the idea to start a digital business online about 3-4 years ago, because I wanted to be location independent, to have a way to work from anywhere around the world where there is an internet connection, so I can travel, explore new places, cultures, languages as I am giving back what I have learned and mentor others who are few steps behind me and who wanted to launch an online business themselves,  or support digital entrepreneurs who are ahead of me on their journey providing done for you services for them.

And this Podcast will be my giving back and helping you by sharing what I’ve learned on my journey so far, because there was and still is a lot of trial, error and tons of failures on the way, so this way you’ll gain a different perspective and hopefully don’t make the same mistakes.

And I’ll be really honest and transparent with you and won’t hide a thing, because straight talk &  No BS is part of my personal brand.

And I can start with this if you’re thinking that it’s easy, I can tell you right now that it’s HARD but you can make it really simple and very doable. If I can do it, you most definitely can do it too.

And if you’re committed to see what else is possible for you in mid-life and have nothing to lose but everything to gain, I want to take you on this journey with me.

Let’s get back to today’s topic by taking an inventory of where you’re today and where you want to be in the next 12 months by starting with your # 1 Asset, YOU!!!

Don’t underestimate this and skip this part, especially for those of you who’ve been in business for a while like I was, and if you see a gap from where you are today (aka your current results) and where you want to be in life and business, then I recommend you really do the following exercises with me that are coming next.

In the next episodes, we’ll be diving into dreaming, getting clarity even more, making decisions, planning your next 12 months and scheduling it your next 90 days down and the most important, setting intentions to follow through and get it done.

Why will we schedule only your next 90 days? Because it works.

I started doing this last year for every big goal or project I had to work on, and it really helped me move the needle forward faster and get things done.

In the next few episodes, we’ll get to the bottom of it, and the end you’ll have a clear vision for your updated business model and your next 12 months.

I’ll walk you through my 8 -Tier framework that I use in the beginning of each year and every quartet that helps me stay focused on what’s  important and get things done in my business

Tier 1. Evaluate your last 12 months. WW WDW WDD?

Tier 2. Envision & Brainstorm your Big Opportunities and Ideas

Tier 3. Identify your Monetization Opportunities

Tier 4. Set Up Boundaries.

Tier 5. Set Your Next 12 Months Money Goal.

Tier 6. Get Intentional and Decide on your Next 12 months project and chunk them in 90 Days increments by priority.

Tier 7. Get Your Calendar and Plan Your Next 90 Days Out.

Tier 8. Let’s talk about who you need to be to get there.

In this episode We’ll go over Tier 1: evaluating by taking a look in the past and taking inventory of your current business model.

The ideas presented here are the ones I use in my own business, that I’ve learned from my mentors throughout the years.

It is my hope that by sharing them with you, I’ll give you the tools you need to get better at getting clarity in your business, so you can manage your time more efficiently by focusing on what is really important to get the results you want, so you can also enjoy your life while growing your business.

In my early years as a real estate agent, I let my business consume my entire life. In turn, I missed out on so many experiences and memories with my kids. I was always on the phone, even late at night. I spent weekends showing homes and meeting with clients. I was thinking about my business even when I was “present” with my family. 

Does this sound familiar?

What I’ve discovered is that I didn’t plan ahead, I just went with the flow without a strategy and a plan, and I let other people’s agendas manage my life, time & actions. I also didn’t have any boundaries in place.

If you haven’t really thought out the planning ahead of time, or if you’re not really sure how you’re going to make money in your business for the next 12 months, then it is time to sit down no matter what time of the year it is and plan it out.

Here are a few things I want you to know before we dive in. 

I want you to schedule at least an hour  to go through the exercises for each of  the next probably 5 episodes.

You do need an environment where you’re not going to be interrupted. I want you to have the space to think and be creative and not feel rushed or pressured to get it done. 

One more thing. I’d love it if you had a whiteboard or those big sticky boards where you can write on them and tape them onto your wall all over the room if you want. It would be nice if you had somewhere that you could put your notes and ideas on the wall so you could see them because that’s the first part of this mini workshop that I’m going to walk you through. 

I’m not going to make you wait any longer. Let’s go ahead and dive in.

It’s all about getting clarity. And If you’ve been following along, and you’ve got the last episode workbook, and have completed the exercises in there, then you should be somewhat clear about your what and why, and in the next couple of episodes, you’ll be able to discover how this aligns or it doesn’t with your current business model.

My intention is for you to have a clear understanding where you are, where you want to be in 12 months from now, and have a clear plan of how to get there, and I’m planning to guide you through a process that I use every year in my own business or when I get stuck.

So the next probably 5 episodes will build on one another, to help you create this roadmap for your next 12 to 18 months for you, you decide.

When I say to take a look at the past I mean the year you just finished or you are just about to finish depending on when you’re listening to this. We need to look at what worked and what didn’t work in order to know where we want to go. 

It would be great if you could whiteboard this or get those big sticky poster boards because I’d love for you to stand back and look at all of the ideas and insights and a-ha moments you had. If you’ve got a whiteboard or something like it use it for this step, or just grab a notebook and follow along.

If you can come to the table with some metrics that would be great, metrics like how much did you spend for marketing, your average cost per lead, or average cost per closed client, your conversion rate: how many people you need to talk to in order to take a lead, how many leads to follow up to get an appointment, how many appointments you need to go to in order to take a listing or a buyer’s agreement??

You might not know these yet, and  this is a great time to start measuring all, so next time you have some data.

So, let’s have some fun now…

Grab your journal or a notebook, or your white board and post it notes and follow along, pause and start the recording as needed as you go..

Put everything down… I actually suggest if you get a brand new notebook and designate it to use it during our time together because I am planning to have more episodes like this where I’ll have actionable steps for you to complete, because I really think this is one of the pillars to make this business successful.

Today we’ll identify where you are and where you are today, and next week we’ll build on it.

Here is more specifically what to look at:

I want you to look at your database, your email list, do you even have one? 

If you don’t, you must start building your email list today, and will talk about list building in more detail in my future episodes.

So look at how many people are in there, you only need to have a first name, and an email address, a phone will be awesome to have but I’m more interested in your total people, so only email will be sufficient.

Next look at your social media platforms, list each one and put the # of followers, subscribers, downloads, group members or connections you have next to it.

Instagram followers______

LinkedIN connections_____

Pinterest followers



What else… if you have an YouTUBE Channel - how many subscribers or if you already have a Podcast how many downloads???

Next Look at your Financials:

Here is an example for my real estate agents out there:

What’s Your Last Year Revenue The Gross Income. If you’re a brand new business, you obviously will skip this part...

Now Look even deeper into each month's income and how did you make it: did you sell digital products online, did you coach people, did you have a mastermind, an event…

Just try to get clear where the revenue came from.

Next, look at each customer and ask yourself where they came from, was it a referral, or they came from a Facebook Ad, or a friend, or your mother…

I want to spend the time here and be really honest with yourself of how did you acquire those customers & sales..

The idea here is to know where to spend your time and where to stop spending your time.

For instance if all of your customers are coming from engaging on Instagram but you’ve got non coming from LinkedIN, then just capitalize on Instagram, maybe even invest in Ads… I hope you get the idea behind me asking you to do all of those exercises.

For my Real Estate Agents listeners, her is what I want you to look at:


# of Buyers Closed

# of Sellers Closed

# of Listings Taken

# of Buyers Signed

# of Days worked per year

# of hours prospecting

# of appointments you went to

And of course where all of those sales came from...your sales process.

Then if you have a team, I want you to look at your 

Team members, what each of them do?

How many hours a day are you working?

How many days per week?

How many weeks in a year?


I also want you to look at your EXPENSES, where did you spend your money on marketing, software subscriptions, coaching programs, personal development, memberships, books, etc..


Facebook Friends, Biz Page, Groups _____

Let Me give some more examples of what else to look at to help you evaluate.

I did some buyer’s workshops online and ran fb ads, etc. in order to get potential buyers to show up...I also had a cash back rebate program that I was running a sales funnel, so I can get my metrics on how much $ was spent for FB ads, how many people signed up, how many showed up, how many decided to work with me, and how many closings I had.

More so than anything, you need to know your finances. How much money did you make this year? How much money did you spend on expenses? How much came in? How much went out? That’s really important. 

I remember when I was just starting out. I would literally close my eyes and not look at those numbers. I didn’t feel they were anything impressive and I didn’t want to be reminded that they made me feel bad. I wish I hadn’t done that. I wish at all times I knew what was going on with my finances. Listen friends, we’re only going up from here. Right? 

Once you have some metrics, if you can grab those, great. If you can’t just keep moving forward. I want you to ask yourself a series of questions. I would like you to invite your VA, project manager, or somebody that knows your business enough to have an opinion around some of these questions so that it’s not just you. 

You might be a little bit biased so I want to hear from anybody that has been involved in your business and can offer a really great insight or alternative to how you might look at things and how the year went. 

I have all of these questions. I ‘m going to run through them really quickly here. Here are the questions I want you to ask yourself. Please feel free to pause the recording as you go.

✶ What did we enjoy working on in the last 12 months? What did we just absolutely love creating and working on? 

✶ What did we hate working on? What was tough? What felt difficult? What do we never, ever want to do again? 

✶ What was our biggest money maker? 

✶ What was our smallest money maker? 

✶ What actually put us in the red, if anything? 

✶ What brought in the most leads for us in our business? Maybe you had a great freebie 

or great promo that brought in a bunch of leads. Put it on the whiteboard. 

✶ Where were we light on resources? Maybe you didn’t have enough hands on board to create your weekly content or maybe you weren’t able to really build out a promo the way you wanted because you just didn’t have enough people to work on it. Were you light on people? Were you light on content creation? Where did you struggle because you didn’t have enough people in place? That doesn’t mean you are able to hire a bunch of people for the next year but you’ve just got to be aware of this stuff. 

I might not have asked enough questions. If you think of other stuff you want to bring to light about what happened this year, put it on the whiteboard or on your big post-it notes because it all comes out in this session. 

Next, I want you to list all of your ASSETS:

What is an Asset? Asset is everything you sell: 

products, services, trainings, freebies, lead magnets, video series, podcast episodes, workshops, courses… anything you have created so far 

You can take 30 minutes to an hour for this step, I want you to have some white space so you don’t feel rushed here. But, get it all out. I want you to be really transparent and not hold anything back, so you set the stage and start with a clean canvas & have a very clear understanding of where you are and where you want to be in 12 months from today.

Another thing I do in this Step is take a moment to write down all of the stuff I wanted to work on this year but never got to. 

This is a good one. I wanted to do a live workshop this year instead of pre-recording the course. I wanted to deliver it live over six weeks. 

I wanted to presell it. I have been dying to do it and I just couldn’t get to it so you can bet it’s going to be on this year’s calendar. But this is the time to write down all of the stuff you talked about and wished you could do. You’re so bummed you never got to it. Write it out. 

Woofff… if you did this work, kudus to you , you are at least 5 steps ahead 90 % of the people out there.

Now, I want you to really take an honest look at what you wrote and ask yourself the following 3 questions to help you make decisions in figuring out your Next Step for you & your business. 1 What worked? Q 2: What didn’t work Q 3. What will you do differently?

As a matter of fact from now on, I want you to start asking those 3 questions for everything you do from now on, I want you to start doing this kind of work at least quarterly from now on. So here are the questions I've learned from one of my coaches Stacey Bowman & Michael Hyatt.

Remember, the last question: What will I do differently? always gives you the path, and it is your GPS for the Steps you will take next.

I want you to really do this work right now, and be really CLEAR on where you are, what worked, what didn’t and what you’ll do differently, because when you come back here next week, we’ll take it from here, dream & brainstorm about new ideas and opportunities you want to explore and decide on your next 12 months big projects and milestones.
