The ONE and Only Thing to Do as a Real Estate Agent


When I just started back in 2003 there was no Facebook and searching homes on-line or meeting people on-line was not very popular, and it was not  a thing back then, but what was a thing, and it never changes no matter where the technology will bring us, is that people want to work with other human beings who they know, like and trust.

So, I was thinking the other day about preparing for today’s Mastermind, what would I do if I was just starting in real estate today?

And the One, and Only Most Important thing that comes to mind that I truly believe is the most important activity is Building NEW Relationships every single day, all the time.

Because we are not in the real estate business, we are in the Relationship Building Business.

Think about it!When we meet someone, there are about a couple of hundred more people standing behind them that aren’t at our meeting today. Their network, right?

And when we connect personally with one person, we are accessing  their network and they are accessing our network.  It's a WIN-Win.

And that is the gift of networking. 

Today's Opportunities for growing our network, meeting & connecting with more people and building relationships are everywhere with the Power of the Internet and being able to be On-line & on Social Media!

You just have to want to show up, and look for ways to create connections online and you'll most definitely find them.

Building Relationships is a long game and you have to be willing and excited   to play it that way. 

Because, Connecting and Engaging with people today,  is not always going to convert to money right away.    

I like to think about it as a savings account - and now is a great time to be saving for the future! 

Today, I wanted to discuss how we can build new relationships on-line without being or feeling sales-y, and to allow for people to approach us and ask for our help, in contrast to us chasing them.

Before we begin I want to make sure we’re all on the same page with these terms.Here is what my Google search results are for:   

Networking: the action of interacting with others to  exchange information and develop professional or social contacts.   

Connecting: joining or linking things together, especially so as to provide access and communication. 

 Relationship: the way in which two or more concepts, objects, or  people are connected, or the state of being connected. 

  1. Getting Some Clarity Before Moving On.

The # 1 Thing I want you to do right now is to ask yourself and get more clarity about the ideal customer you want to work with, the location you serve, the services you offer, what interests they have, what online groups they might be part of, what stores they might be shopping from, what  hobbies, they might have, do they have kids, are they part of any mom’s groups or any other groups.

Now, I'll ask you to do something that you might think it’s stupid but give it a chance.Close your eyes for a moment and imagine you ideal customer and put yourself in their shoes and ask yourself, what should you be doing right now and where you might be hanging on-line if you were them?

I’ll give you some Bonus Points if you actually stop the recording now, get a notebook, and write everything that comes to mind down without editing yourself. Just pour all of your ideas down, so later you can refer to them, decide on what you want to try and implement some new networking strategies.

Below are some Online Networking Ideas to Implement Today.

Hopefully you are more clear about who you’re trying to connect with, and have your idea list ready, now I want to give you more ideas of where to look at on-line and find people to talk to.

And guess what the Best part of Networking Online is that it’s FREE! Here are the RULES:

  1.  Get Clear where your people are on SM and if you’re just starting choose only 1 Platform where you’ll shine, and where you can COMMIT to show up Consistently
  2. Why 1 Platform? Because from my own experience, I can tell you that trying to shine everywhere is going to get you nowhere especially if you’re just starting on-line.You don’t want to spread yourself so thin and you’ll end up quitting it all. Been there done that several times.
  3. Block time on your Calendar to do this networking thing: 1 hr, 2 hrs. 3, hrs… 4-5 hrs if you have no one to work with… Because as we know if it’s not on the calendar, it doesn’t exist.
  4. Before I give you more ideas, I wanted to just give some rules to follow when networking. The goal of networking is not to sell to people, the goal is to build relationships. So, please, please, please don’t go out there and spam people and sell to them. No one wants that. Do you? Ask yourself, how do you respond to messages from people you’ve never met in your life that are trying to sell you stuff? I would block them. What I’m talking about here is show up with a heart of service, connect and see what value you can contribute to others or they to you, do it consistently and you’ll be golden.
  5. And Yes, you absolutely tell them what you do and if you have your SM profile optimized, it will show without you doing anything, so if someone is interested to find out about you, it’s right there. But I’ll discuss this in my feature topics.
  6. Here we are with a list of ideas not for you to overwhelm and to make you think that you need to do it all but to get you to choose 1 or 2 that catch your eye and you relate, and the people you want to work with might also relate to.

Facebook: FB Stories, FB Posts, Join Facebook Groups, Create your own Facebook Group for the Community you Serve, Create Your Own Facebook Business Page, Create Live Shows on your FB Biz  or Personal Page, Be interviewed by someone else on their page or group, Comment (real, authentic comments) in groups you are part of, be an active and vocal participant in groups and online programs/courses you are part of. Run Facebook Ads.

Instagram: Post regularly to Instagram Stories, Instagram Posts on your Feed using all 30 Hashtags, Instagram TV episodes, Instagram Live, Comment (real, authentic comments) on other people's Instagram posts in hashtags your ideal customer might be looking at and you also like (aim for 10 hashtags a week), Direct message people on Instagram ( again real, authentic messages) to build connections not spamming people. Run Instagram Ads

Pinterest: Pin your Blog Posts to Pinterest, Join Group Boards on Pinterest. Run Pinterest Ads. 

LinkedIn: Grow your LinkedIn network by sending invitations to your ideal target client, reach out to them personally when they accept your invitation to connect, join LinkedIn groups or create your own, create your business LinkedIn page, comment(real, authentic comments) in groups you are part of, create great content and post as an article or a post there, and share with  the people in the groups you are in.

Twitter: Post on Twitter regularly, Search on Twitter for keywords in your niche and start commenting on Tweets.

Blogs, Podcasts, YouTube Channels: Create your own Blog, Podcast or YouTube Channel and post at least once weekly, Be a guest to other people’s Blog, Podcasts or YouTube Channels who your ideal client might be connected to, Post your blog post on Medium, Sponsor a Podcast, YouTube Ads.

 Website: Create a lead conversion website where you’ll hub your blog, podcast, videos, offers,contests, etc.; Improve the CEO of your site, Create a Google my Business Page, post in there at least weekly and  and Run Google Ads.

 Let’s talk about your LIST: This is critical because, think about it, you have all of these followers on social media, what if tomorrow they tell you to pay or they are not around, all of the people you have on-line are property of that platform, so it’s critical to build your own list with people who already engage with you on social and any other lace on- or off line.

Your Current Database/List: Put together everyone you know ( you need an email and a first name to get started, go into your emails, reach out to the people who know you first and tell them what you are doing and ask for their help. Tell them you’re starting an email letter and what it will be about and ask for their permission to opt them in,  Affiliated opportunities for past clients and customers, Ask current and past clients for referrals.

Local Events:( Now they are doing them on-line, just use google search to find them). Apply to speak to local events, host a free educational local event where you give tips in an area where you’re an expert. Attend local networking events. Join a Virtual Summit. Attend conferences and network. Post or become a sponsor on Next Door or similar local networks.Join a co-working space that promotes their members.

Here are some more to wrap the list up: Host an Online Webinar. Host a Virtual Summit. Become an expert in Quora. Join a subReddit in your niches and offer lots of value.Get active on Google+ if your niche is active there. Go door to door in your local area if this strategy works in your local area.

WARNING: Again, please don’t get overwhelmed by all of the above ideas, just pick ONE SM Platform, 1-3 ideas you can commit and stay consistent with for the next at least 6 months. 

Here is what I want you to take with you today:

# 1. It’s not YOUR FAULT that you’re still not getting the RESULTS. No one is holding your hand but you’re learning and figuring it out, and it’s working. Be patient and trust the process.

# 2. There is an organic way to connect, engage with people on-line and build relationships and make offers to help them with their real estate needs w/o being sales-y, needy and grasp-y.

# 3. You don’t need to hustle all the time to find people to be successful in your real estate business. Belief in you, what you offer and that your clients are coming because they really are when you talk to them with your service heart.

Action Steps: I want you to do these 2 things TODAY.

  1. Get Clear on Who You Serve and where they are on-line, and decide and commit to show up Consistently on this ONE On-Line/SM platform + open your calendar and block 1-2 hours M-F or whenever your work hours are to go there and connect with people. 
  2. Set up some intentions here by thinking these thoughts on PURPOSE: 

I COMMIT to do THIS Networking Thing {insert your Schedule when you are going to do it}. 

It’s Possible. It’s working. Clients are Coming.
